What is the difference between SASU and EURL?

A SASU is a single-member SAS whose chairman is treated as an employee (social contributions ~80% of salary, general social security coverage). An EURL is a single-member SARL whose manager is self-employed (contributions ~45%, SSI). The SASU is ideal for distributing dividends (flat tax 30% with no extra contributions), while the EURL is more advantageous for modest incomes.

When should I set up a holding company?

A holding company becomes relevant when you have several subsidiaries, want to optimise dividend flows (parent-subsidiary regime: 95% exempt), finance new investments from the holding, or plan an estate transfer. It is particularly well-suited to real estate investors with multiple SCIs.

Is the LMNP real-expenses regime always better than the micro-BIC allowance?

Generally yes, once your rental income exceeds €15,000/year. The real-expenses regime allows you to deduct actual costs plus depreciation (property and furnishings), which often reduces taxable income to zero. It requires an accountant, but the tax saving is very significant.

How can I optimise my remuneration as a SASU director?

The optimal mix depends on your goals: if you need immediate liquidity, a combination of salary and dividends is often best.
